Duke’s View project is a 5* exclusive resort with boutique condo hotel, villas and apartments set on 17,508 m2 of land. The concept of the resort is a traditional village type, old stone house development with the emphasis on privacy. The project consists of a central hotel building (20 rooms, 2 restaurants, roof top swimming pool, spa and wellness centre and meeting rooms), hotel apartments (10 one bedroom apartments, 12 two bedroom apartments, 2 three bedroom apartments and a large outdoor pool with snack bar) and 7 villas (from 370 to 535 m2).

Duke’s View is located in open countryside near Reževići, which is situated between Petrovac and Sveti Stefan (Aman Resorts), on one of the most sought after and undeveloped stretches of the Montenegrin coast. Located 570m from the sea in a raised position providing fantastic sea views from all properties and overlooking Reževići Monastery. The resort is perfectly placed to offer a quiet and private location while being only 15 minutes from the historic old town of Budva and its marina, the main touristic and party centre.

Tivat airport is a 40 minute drive from Duke’s View.

Duke’s View is owned by British developers. The footprint is only 17.5% of the land area, making it one of the most exclusive and lowest density projects in the area. Full designs have been completed in preparation for an application for a build permit. Planning limits the development in this locality, making it highly exclusive. The hotel component of the site benefits from a number of government tax incentives.

The owners are in positive discussions with the Municipality and the church to lease circa 32,500 m2 of neighbouring land to extend the development. A Decision is expected Q2 2019. This would provide the opportunity to develop a resort that should meet the requirements for the Citizen by Investment Program.
